Application & Credit Check
Each person over 18 years of age that will live in the house should complete a SEPARATE application, even if their name will not go on the lease.
You will pay the application fee when you submit the information for your credit check. This is a soft credit pull and will not impact your credit score. A background check will also be performed when the credit check is requested. Click the pink button that says “Apply Now”.

Documents
The following documents are requested with your rental application. Please let us know if you don’t have a particular document:
- 1 Months Worth of Pay Stubs (consecutive pay stubs; 2 if you get paid every other week, 4 if you get paid weekly, and 1 if you get paid monthly. If you do not have pay stubs, please provide documentation of your source of income)
- 1 years W2s (2024)
- 1 year Tax Returns (2024. At least the 1st 2 pages)
- Picture of your Driver’s License or other Government Photo ID
- Proof of Funds to move in (ie: bank statement or letter/email saying where the funds are coming from)
- Letter of Explanation for any derogatory items that might appear on your credit report or on your background check.
You can upload your documents when you apply online per the link above or you can forward the documents via email to Documents@HomesByNiecieDraper.com.
If you don’t have something that is requested, submit what you have along with an explanation for any missing items.

Money Due & Timing
To move in, you will need 1 month Rent + 1 month for Security Deposit + App Fee ($1,500 + $1,500 + $50 = $3,050).
The App Fee is due via credit card or debit card at application when your credit is pulled.
The Security Deposit is due in Certified Funds (Cashier’s Check, Money Order, Wire Transfer, Zelle or CashApp) when your application has been accepted and you sign the lease.
A full month’s rent is due in Certified Funds. It’s preferred that you pay it at the time your application is accepted, along with the security deposit. However, you can pay it when it’s time to move in and you get the keys to your new home, if necessary.
Per the listing, the Tenant is responsible for all utilities including but not limited to gas, electric, and water. The Owner will pay for WiFi.

Furniture
The large items in the house can stay if you like. They include the beds. and a table in the basement.
