Things To Know
- Income Requirement: 2.5 times the Rent
- Application Fee: $25
- The application fee is paid at submission of the application.
- Applies to each applicant whose name will go on the lease.
- Security Deposit: From $500 to One Month’s Rent
- The standard $500 security deposit is withdrawn from the same payment method used to submit the application and is charged once the applicant is approved. While there’s no exact timeline for when the security deposit is charged, knowing that it’s initiated when the applicant is approved will help with expectations.
- If the applicant is approved under conditions (meaning their security deposit will equal one month’s rent) the remaining of the deposit will be due by move-in.
- Other forms of payment accepted are certified funds: money order, certified check, and cashier’s check written out to The Retreat at Brandywine or The Retreat at Brandywine Crossing.
- Credit & Background Check
Documents Needed
The following documents are requested with your rental application. Please let us know if you don’t have a particular document:
- 1 Months Worth of Pay Stubs (consecutive pay stubs; 2 if you get paid every other week and 4 if you get paid monthly. If you do not have pay stubs, please provide documentation of your source of income)
- 1 years W2s (2023 or 2024)
- 1 year Tax Returns (2023 or 2024. At least the 1st 2 pages)
- Picture of Driver’s License or other Government Photo ID
- Proof of Funds to move in (ie: bank statement or letter/email saying where the funds are coming from)
- Letter of Explanation for any derogatory items that might appear on your credit report or on your background check.
